Hello Zeta Xi Brothers,
I’m writing to update you with the latest on our house at 501 Russell Blvd and to ask you to attend our upcoming alumni reunion event.
It’s been two years since we completed our major house repairs and improvements. The current year undergraduate brothers moved in recently; they are the third group to live in the updated house. We’ve established a system of annual inspection and maintenance to keep the house in good condition, and ensure the continued safety and appearance of the property. Our Alumni House Manager Alan Chamorro has spearheaded this process and deserves huge kudos for his leadership.
We completed a full house professional cleaning, partial repainting where needed, resealing of showers, door and lock repairs, installation of new flooring in the front house bathroom, and various other items, and contracted with a tree service company to trim all trees.
In the near term, we’re considering the feasibility of installing new concrete walkways in the backyard and back house stairs. Longer term we’re investigating the feasibility of replacing the bathroom showers in the back house, and a full remodel of the kitchen. As these projects move forward we may initiate a fundraising campaign; I’ll keep you posted on the need for donations.
In addition to keeping our fraternity house in good shape, we’re also working to keep alumni brothers engaged with the fraternity. Whether you graduated last year or half a century ago, please consider attending the alumni reunion event on Saturday, October 17th. Our prior events (‘23-’24-’25) have been well attended, and we’re hoping to see more brothers from a variety of decades. Please reach out to a few of your contemporaries and make the trip to Davis!

We’ve had great turnout at the last 3 events, and hope to see more brothers of all generations at this one! Come enjoy a beautiful day in Davis, see how well the house is doing, check in on all the changes that have been made, and play your part in preserving a great piece of our state and heritage.
Note - we have moved up the start time of our Happy Hour event to 4PM, so please feel free to drop in earlier to meet brothers from your eras! Dinner at the house will start at 6:30PM, with announcements from the Alumni Board at 7:30PM.
Additionally, if you are a younger alumni, we highly encourage you to come by - we have created a reduced-price ticket option for the Happy Hour event, for recent graduates (2021 to present). Come through, and bring your friends!

House Inspections
The last item of this update is that Alan Chamorro spearheaded a new turnover and inspection process prior to new school year move-ins.
During the recent August-September 2021 tenant turnover at the Theta Chi Zeta Xi Chapter property at 501 Russell Boulevard, [Alumni Board members Alan Chamorro (Property Manager) and Seaver Klug (Webmaster/Past President)] undertook a substantially more organized inspection, cleaning, and documentation process than in prior years. Leases were ended approximately ten days before new residents moved in, providing a dedicated turnover period in which a contractor spent roughly a full week cleaning, painting, and addressing maintenance issues. Work also included a thorough kitchen cleaning, a new downstairs bathroom floor, new lighting, and attention to curtains, screens, remotes, air-conditioning units, fire extinguishers, and smoke detectors.
The undergraduate House Manager did a strong job coordinating several maintenance and replacement items across all rooms. A 40-yard dumpster was also completely filled by undergraduate brothers during the chapter cleanout.
